Plans for the 57 East mixed-use redevelopment, situated on the former Caldwell Tanks site at 57 East Broad Street in downtown Newnan, Georgia, are moving forward. Caldwell Development Investments (CDI), a group of longtime Newnan residents, presented their vision for the project, which is privately funded and aims to transform the roughly 5-acre city-owned property.
The development envisions a hotel, potentially branded by Marriott, alongside a food hall and market, residential lofts, retail and office spaces, and dedicated greenspace and gathering areas. The city approved the sale and transfer of the property in mid-2025 to facilitate the project's advancement.
Phase One of the project broke ground around March 2025. Site infrastructure and preparation were targeted for early to mid-2026, with further progress anticipated later that year. As of July 2026, construction is reportedly underway or advancing, with the official project site being 57-east.com.
The 5-acre site at 57 East Broad Street was formerly occupied by Caldwell Tanks. The City of Newnan acquired the property in March 2021, recognizing it as the last significant undeveloped parcel in the core downtown area.
